Background of the Study

Foreign Direct Investment (FDI) plays a crucial role in driving economic growth, particularly in emerging markets. In the real estate sector, FDI can contribute to the construction of modern infrastructure, the development of residential and commercial properties, and the overall transformation of the built environment. In Kano State, one of the largest and most economically significant states in northern Nigeria, foreign investments in real estate have been increasing in recent years, particularly with the growing demand for residential, commercial, and mixed-use developments (Adebayo & Bello, 2023).

Kano's strategic location as a commercial and industrial hub in northern Nigeria, coupled with its vibrant population, has attracted significant interest from foreign investors. However, despite the potential benefits of FDI, there are challenges that affect the realization of its full impact, including regulatory issues, political instability, and concerns about the local investment climate (Bala & Zubairu, 2024). Real estate developers and investors must navigate these challenges while capitalizing on the state's vast market opportunities. This study seeks to explore the role of FDI in Kano's real estate development, the factors influencing foreign investment decisions, and the potential benefits and challenges that arise from such investments.

Statement of the Problem

While FDI in real estate has the potential to spur significant development in Kano State, there is limited empirical research on its actual impact, as well as the barriers that hinder its growth. Furthermore, the effects of foreign investments on the local economy, property market dynamics, and infrastructure development remain underexplored. This study will examine the trends, drivers, and challenges of FDI in Kano's real estate sector, providing a comprehensive understanding of the opportunities and limitations of such investments.

Objectives of the Study

  1. To analyze the patterns and trends of foreign direct investment in real estate development in Kano State.
  2. To identify the factors influencing foreign investors' decisions to invest in Kano's real estate market.
  3. To evaluate the benefits and challenges associated with foreign direct investment in Kano’s real estate sector.

Research Hypotheses

  3. Political instability and regulatory barriers hinder the growth of foreign direct investment in real estate in Kano State.

Scope and Limitations of the Study

This study will focus on foreign direct investment in Kano’s real estate sector, specifically in residential, commercial, and mixed-use developments. The scope will include analyzing investment trends, factors affecting foreign investments, and the perceived benefits and challenges from both investors and local stakeholders. Limitations may include difficulties in accessing data from foreign investors and local stakeholders, as well as potential biases in self-reported investment outcomes.
